This property is currently used as the Wild Plumas Glamping Campground. If you would like to assume the equipment to run your own business, we can include most of the things you will need to operate the current 6-site glamping business (plus additional tent camping). Digital properties include the website, Facebook, Instagram, listings with Booking.Com and Hipcamp.Com (with 161 five-star reviews), and email list. The permit application on file with the county could be expanded to include up to 700 campsites (14 sites per acre). Wild Plumas glamping sites currently rent for $165/night with a two-night minimum, and we are open from May 1st-November 1st (the cabin is rentable year-round).

Why are we selling?
Our family no longer lives onsite, and this is a business that would do best with onsite owners- we have busy teenagers, jobs we love, and we simply don't have the time the business deserves. It's time to pass the torch.

Can I build a second house?
Yes. The primary residence can be turned into an ADU and you may be able to build a second larger house. This is a question for the planning department.

Can this property be bought without a glamping business?
Of course. We would love to see the business grow under new owners, but it is completely optional.

Can I get fire insurance?
Yes, we have insurance through CSAA. If you don't qualify for CSAA, you will need to contact an agent for the California Fair Plan.

Do you offer owner financing?
No we do not, sorry.

Will it qualify for a loan?
Yes, but you may need to call around. It can be difficult to get regular loans for this much acreage. Our mortgage is with Evergreen Home Loans, you might start there.

What's up with the campground permit?
Technically, porta potties are not allowable in campgrounds in California, and the county would like us to replace them with a commercial septic system (in addition to the engineered septic system we already have). There may be ways around this, which is why we have not installed it yet. We have an excellent relationship with the county, and we have permission to continue operating the campground in the meantime.

Can I come take a look?
We're happy to show the property to serious and pre-qualfied buyers (a property tour can easily take two hours). We are receving a lot of calls, so we appreciate buyers taking these steps first.

How much money does this business make?
We can share financials with a serious buyer, but we'll tell you this: If you're an investor looking for a quick and easy return on a campground, this is not it. If you're someone who wants their tiny house by their own swimming hole, plus some glamping sites to help pay the bills and meet cool people, you've found it!

We have lots of ideas to pass along to you- from installing more RV sites, to hosting retreats, weddings, digital nomad communities, music events, and more. There are endless ways to grow this business, but it will take hard work and passion. The amount of revenue you'll earn is 100% tied to how much effort you put into the business.

What about the existing camp hosts?
We have wonderful, professional, camp hosts who have been at Wild Plumas for three years. Depending on your plans, they may like to continue on- a new buyer will need to negotiate with them directly.

What is the timeframe for the sale?
We've listed it for sale during the winter so that a new buyer can have time to be ready for summer operations. In that way, the sooner the better. We do have a lease with the main house tenants until May, so any new owner will need to honor that agreement.
